- Review and assist in developing a pusiness plan through Due Diligence studies.
- Set project goals (timing, staffing, principal involvement, communications).
- Discuss building Features (function, size, shape, floors, image, look, general interior layout, etc.).
- Establish site criteria (zoning, visibility, access, loading, parking, topography, etc.).
- Discuss budget (pre-construction costs and fees, total project costs, etc.).
- Discuss funding (upfront pre-construction costs, available equity capital, etc.).
- Assist client in developing project budget including land, soft costs, hard costs, etc.

- Conceptually plan the proposed land site to determine the useable area, siting of the building, traffic impacts, accessibility, storm drainage, grading, etc., to ascertain the viability of a proposed site – considering all the potential horizontal costs.
- Orchestrating the entire Due Diligence process (including preliminary municipality interaction), inspections for environmental, soils, title, survey, utilities, etc

- KPD will facilitate the process of converting land into residential, commercial or industrial property and lead the efforts to interact and negotiate with municipal officials pertaining to the requirements necessary to gain approval of rights for the client’s preferred land usage and construction

- The first key to a successful project is selecting a great team. KPD will lead the efforts to procure the most capable and appropriate professionals for the client’s anticipated project, including the project architect, general contractor, civil engineer, and others.
- Preferred and pre-qualified professionals will be selected – preferably located near the site and presented to the client to analyse and compare proposals allowing the client to make an informed final selection.
- KPD is responsible for managing and coordinating the A&E professionals throughout the project and making recommendations to the client to enhance its decision-making process and to keep the process running smoothly.

- KPD provides, updates and maintains the overall project schedule that considers the planning, resource procurement, real estate selection, team selection, financing, design, entitlements, engineering and construction – from A through Z throughout the project.
- KPD will regularly update the schedule as needed; this includes, in part, schedule documentation from both the A&E and the GC. This process will also create a timeline for each specific purpose, including task accountability, cash outlays, project management fees, etc.

- It is critically important for the client to plan the timing of inflows and outflows to ensure that there is enough cash to pay the bills and that the client only borrows what they need.
- KPD will facilitate the process of setting up the cash flow model necessary to analyse inflows and outflows and can also maintain the cash flow model as part of the financial management of the project.
- A pre-construction budget will also be drawn up for costs and fees required to commence the pre-planning phases and acquire the rights to develop.

- KPD leads clients through a process to identify, evaluate, negotiate and eventually consummate one or more loan transactions.
- KPD will assist the client with preparing a loan package starting with the information provided in the Project Definition phase (above), supplemented with additional information that lenders will need to get comfortable with and to qualify the client for future construction and/or permanent debt resources. Such supplemental information shall include historical data, project data, financial data, staff data, product and competition data, and risk data.
- KPD, however, does not represent any candidates that might loan money to clients and acts only as the advocate for the client throughout the project and throughout the procurement of the debt resources.
- KPD stays involved through the commitment, documentation, due diligence, loan closing and loan disbursements.
